What’s the Timeline?

  • Site Assessment & planning: 1-2 Months

  • Permit Prep (JARPA, SSDP, HPA): 1-2 Months

  • Agency Review: 4-8+ months

  • Construction (Seasonal Window): 2-3 Months

🕒 On average, the full permitting process takes 6 to 12 months.


SEPA & Critical Areas Reviews

Some projects trigger additional reviews:

🔹 SEPA (State Environmental Policy Act)

  • Required for larger or more impactful work

  • Could lead to a Determination of Non-Significance (DNS) or a full Environmental Impact Statement (EIS)

🔹 Critical Area or Flood plain Review

  • If your site includes:

    • Steep slopes

    • Wetlands or streams

    • FEMA flood zones

Additional engineering or environmental reports may be needed.


What If I Skip a Permit?

⚠️ It’s not worth the risk. Unpermitted work can result in:

  • Fines

  • Stop work orders

  • Forced removal or restoration

  • Loss of insurance or loan coverage
